Philippines Real Estate
The Philippine real-estate market is just like any other global real estate market. It has economic up and down business and real estate cycles. Currently the Philippine real estate market is healthy, growing, and showing signs of more sustainable growth.
This is due to many factors. Strong economic growth in the Asia region in general, a strengthening Philippine Peso, foreign investment inflows, lowering interest rates from the Philippine Central Bank spurring further economic growth, and a variety of other positive factors should continue to support a healthy Philippine real estate market.
Investing in Philippine real estate can be simple or hard depending upon the way you think about it and deal with it. Click here to review the Philippines Real Estate Guide. Become more knowledgeable, and confident in investing in the Philippine real estate market.
Philippine Real Estate Investing
Start with your favorite real estate search at Google or Yahoo of Philippine cities your interested in investing in. This will give you a good sense of general market conditions and prices. Then contact the banks for the properties they have for sale.
We recommend investing in foreclosures from the Philippines banks as these properties sell to a discount to the general market. Whether its a good or bad economy, there's always foreclosures available, and these are the best value for money in the real estate market. Investing in foreclosures can be a very profitable form of investing in real estate. Investigate foreclosures further, and learn the the in's and out's of the foreclosure market. Fortunes have been made investing in real estate foreclosures.
As far as recommending a Cebu development, we recommend Monterraza's de Cebu new panoramic view home lots community at the top of the Banawa and Guadalupe mountain range above Cebu City. Philippine Property Developers Real Estate Brokers and Agents
Not all Philippine real estate property developers, real estate brokers, and or agents are created equal. Some developers are better than others. Once you've dealt with a few, you'll know what I'm talking about. When dealing with a Philippine real estate broker, make sure they are licensed with the Philippines government, and accredited with the property developer they are representing.
Currently, there is no Philippine law requiring real estate agents to be licensed. When dealing with a so-called Philippine real estate agent, ask them for their credentials, affiliations, and license. There are many un-knowledgeable and un-experienced agents out there. Ask a lot of questions first before investing.
In summary, shop around, and don't take the first deal that comes your way. Take your time, don't rush, and you'll find a real estate deal thats right for you, and the most important, profitable for you.
Philippine Real Estate Discounts and Premiums
What we've seen with the Philippine property developers is that they have set a premium on the pricing of their real estate developments. This premium makes it hard for a real estate investor to get immediate positive cashflow out of the property. You may have to wait 1 to 3 years to get positive cashflow, depending upon your down payment amount, and mortgage loan term. This is why we like the bank foreclosures the most. They have the best chance at creating immediate positive cashflow upon purchase.
After Real Estate Searching Contact the Bank
Once you find some properties your interested in investing in, contact the local Philippine banks for their requirements if your interested in mortgaging the property. Philippine mortgage rates are higher than in most developed world countries currently, but with Philippine bank real estate loan rates now about 10% and which could very well go lower in the coming months and years, having a Philippine mortgage is getting more affordable for everyone.
Good day and good Philippine real estate investing!
